Moisture Detection Inspections

Persistent moisture can be one of the most expensive and difficult problems to resolve in Ontario homes, especially in areas with clay soil, high water tables, and elevated seasonal humidity. In York Region and Simcoe County, we frequently encounter early-stage moisture intrusion caused by improper grading, foundation drainage issues, aging caulking, and failed vapour barriers. These concerns are not always visible to the untrained eye.

We use a multi-instrument approach including pin-type and pinless moisture meters, hygrometers, and thermal imaging to verify suspected areas. Moisture detection is particularly valuable in finished basements, behind drywall, under bathroom fixtures, and at window and door penetrations. Identifying moisture before it becomes a mould or structural issue allows homeowners and buyers to make cost-aware decisions and request appropriate remedies.

A moisture-specific inspection can also be performed as an add-on for homes with history of water damage, sewer backups, or drainage challenges related to nearby ravines, lakeshore winds, or hillside grading patterns common to several York Region subdivisions.

Moisture Detection for Hidden Intrusion and Building Envelope Risks

Moisture intrusion is one of the most common hidden risks discovered during inspections in York Region and Simcoe County. Homes built over clay soils or high-water-table areas near Lake Simcoe, the Holland Marsh, or local ravines face particular vulnerability to seepage and humidity retention. Even small amounts of moisture behind finished surfaces can lead to costly remediation long before staining or odours become visible.

Our moisture detection inspection uses diagnostic equipment to identify elevated moisture levels in concealed building components. Tools may include non-invasive surface meters, deep-scan pin meters, ambient humidity and dew point monitoring, and targeted thermal imaging. These methods help reveal conditions such as:

  • hidden condensation behind drywall

  • plumbing fixture leakage inside wall cavities

  • foundation seepage or efflorescence indicators

  • moisture bridging around windows and skylights

  • roof penetration leakage extending into attic insulation

  • subfloor saturation under tile or vinyl flooring

When moisture is detected, we provide photographic documentation, instrument readings, and clear guidance on next recommended steps. Clients may also request add-on mold sampling when conditions warrant further investigation into indoor air quality concerns.

Moisture diagnostics can be booked as a standalone service or combined with a full home inspection to expand thermal/moisture data in basements, crawlspaces, bathrooms, kitchens, and building envelope transitions.
