Unlike municipal systems, septic components are buried and require careful visual evaluation to understand surface indicators of stress.
During a visual septic evaluation, we inspect tank access points, visible baffles, signs of effluent leakage, grading and drainage away from the tank, and conditions of the absorption field. Surface pooling, odours, saturated soil, or vegetation patterns inconsistent with surrounding landscaping can indicate potential failure developing below grade. We also document setbacks from wells, structures, and property boundaries in accordance with Ontario building code standards.
Because septic failures often begin subtly, early detection allows buyers or homeowners to plan remediation before system failure leads to contamination or costly excavation. A visual evaluation is not equivalent to a full pump-and-scope, but it provides a critical pre-purchase insight when disclosure or maintenance records are unclear.
